What is an NIE and do I need one?
The NIE (Número de Identificación de Extranjero) is your Spanish foreigner tax ID. You need one for property purchase, opening a bank account, signing contracts, starting a business or filing tax returns. We handle both the standard NIE and the express route, in person or by power of attorney.
How does the Non-Lucrative Visa work?
The Non-Lucrative Visa lets non-EU nationals live in Spain without working, provided you show sufficient private funds and private health insurance. We review your specific finances, prepare the application, translate and certify documents, and handle the consular submission end-to-end.
What are the real steps to buying a property in Mallorca?
In short: NIE first, then reservation contract, legal due diligence on the property (charges, licences, urban planning), a private purchase contract with a deposit, and finally the notarised deed. We manage the full conveyancing including the tourism licence check for holiday-let properties.
My will was made abroad. Does it work in Spain?
Usually yes, but Spanish inheritance rules and taxes are very different from UK/US/DE law. We strongly recommend a separate Spanish will covering your assets in Spain, aligned with your foreign will — it cuts probate time dramatically and protects your heirs from unnecessary tax.
I don't live in Spain but I own property here. What tax do I owe?
Non-resident property owners in Spain must file an annual IRNR return (Modelo 210), even if the property is empty. If you let it — including short-term rentals — the rules and rates change. We handle the filings and, where useful, restructure ownership to reduce exposure.
